To pay off loan or not?

There's probably not a right or wrong answer but.....
I have a small loan of £4k. Would lenders prefer it to be paid off before applying or does it not matter?
I'm not sure if having zero debt when applying is good or not.

Often will not matter, depends what affordability on your overall case looks like.

Adrian and Kerry were fantastic at securing a mortgage for us given a challenging set of circumstances, both were friendly and on hand to answer questions and concerns at every stage of the application process through to offer. Unfortunately due to an improved situation we were able to secure a better offer elsewhere so didn't proceed, however, despite this it doesn't detract from the excellent work Simply do for people with challenging and difficult circumstances. I would highly recommend, especially if you think you can't get a mortgage!

I need to mention Michael who worked tirelessly to get me the best deal and get me the amount I needed to purchase the property we really wanted. Jackie was our Case Manager and was so good. Caroline and Pedro have been a dream. They’ve helped me and my partner, who are first time buyers, through the whole process and managed to secure us a mortgage for our dream house. They have been super patient with us with our many questions and collating of documents ready for applications. Super friendly and welcoming. We never felt like we couldn’t come to them. Simon Osborne has held my hand all the way through this process with patience and understanding and then got the correct mortgage. The problems I faced due to a past/historical, adverse credit rating he tackled and even when my chain collapsed he stuck with me until we finally got the formal offer ready to move into our new house. Both Kerry Bates as a case manager and Simon throughout have been great.

After getting in touch and speaking with Adrian, the whole process has been very smooth and it has really taken away a lot of the stress taht comes with being first time buyers. During the initial stages, Adrian was friendly, professional and clear. Any queries I had were immediately answered. Going through the application stage after our DIP, Max was a massive help and has kept us up to date with every step of the application process. The turnaround from getting a decision in principle to our mortgage offer was very quick and it is a testament to how well Simply Adverse work. So, we had Aime as our advisor, words can’t express how much she has helped us, she has been at our side from day one, no matter how many questions we had she was always on the end of the phone and email. We are first time buyers so have no clue of mortgage talk, Aime never made us feel silly for asking basic stuff, she is able to break things down to human talk. I couldn’t recommend Aime or the company more. It’s a shame we won’t get to talk to her as often now we have our home. Buy a house with Aime at your side, you’re in safe hands. We love her.
